  8. 租金支付办法

  租金及物业管理费由承租方每月按时以人民币付至出租方指定的银行帐户。

  Payment Methods

  Rent and Management Fees are payable by the Tenant monthly in RMB to the bank account which is designated by the Landlord in due course.

  9. 租约年期

  租期为_____年。期满后承租方有优先权续租_____年,续租后的租金参照当时的市场价重新确定。

  Security Deposit

  A Security Deposit equivalent to 3 months’ Rent and management fees shall be payable to the Landlord upon signing the Pre-lease / Lease Agreement by both Parties.

  12.其它费用

  承租人需根据租赁合同的规定另行支付其它费用,如电费、煤气、电话费和水费等(如有)。

  Other Expenses

  The Tenant shall additionally pay for any incidental expenses such as Utilities Fees, Gas Fees and telephone charges etc. (if any) which will be specified in the Pre-lease / Lease Agreement.

  13.标准交付状况 (暂定)

  标的物将按照以下状态交付: - 网络地板

  只提供材料 - 烟感

  提供安装(按大开间标准) - 喷淋系统

  提供安装(按大开间标准) - 单元间的隔墙(仅限于半层)

  提供并安装

  Standard Handover Condition (Temporary)

  The Landlord shall provide the following provisions upon handover of the Premises: - Raised Floor

  Materials only - Smoke detector

  Installed (According to standard space) - Sprinklers system

  Installed (According to standard space) - Inter-tenancy partition(subdivided floor only)

  14. 装修程序

  承租方应根据事先向出租方提交并已获得书面批准的图纸和规格,自费装修标的物。

  Fit-out Procedures

  The Tenant shall fit out the Premises pursuant to the map and specifications which have been submitted to the Landlord for approval in advance and written approval has been issued in this regard.

  15. 恢复原状

  租期届满或提前终止租赁合同时,承租人需自费将标的物恢复到最初交付时的状态。

  Reinstatement

  The Tenant will be required to reinstate the Premises to its original handover condition on its own expenses upon expiration or early termination of the Lease.

  16. 法律及其他费用

  出租方和承租方应分别承担各自的法律费用。其它费用应按照中华人民共和国政府发布的当时有效的法律法规的规定,由双方各分担一半。

  Legal and Other Costs

  Each party shall pay for its own legal fees. All other costs shall be shared equally by both parties per applicable laws and government regulations issued by the PRC government from time to time.

  17. 保密

  对于本要约中的条款,承租方应严格保密。在未获得出租方书面批准前,承租方不得将本要约中的任何内容泄漏给任何第三方,否则,出租方有权撤回本要约。

  Confidentiality

  This offer shall be treated in strict confidentiality. The Tenant shall not divulge any or part of these terms to any third party without the Landlord’s prior written approval. Otherwise the Landlord reserves the right to withdraw this Offer.

  18.要约及接受

  本建议书所包含的要约的有效期至__________ 年__________ 月__________ 日止(以下简称要约终止日)。请于要约终止日或之前在下面签署本建议书并将签署的本建议书传真或递交给我们。

  Offer and Acceptance

  The offer contained in this letter of intent shall be valid till ____(“Offer Termination Date”). Please indicate your acceptance of this offer by signing below and fax or deliver to us a copy of the signed letter of intent on or before the Offer Termination Date.
